Terlingham Village
Completed April 2016.
This development comprised 16 new apartments in a single block constructed on behalf of Landspeed Homes by Pentland Homes – within their Terlingham Forum development on the edge of the North Downs.
Landspeed took a scheme of 12 two bed apartments and secured the redesign to provide four additional units and create two very distinct market sectors.
The block delivered 8 studio apartments and 8 two bed apartments, all priced at no more than 75% of the open market value with no rent to pay on the balance. Sale prices started at £75,000 and with initial monthly service charges of £43.29 for the Studio apartments and £85.44 for the 2 bed homes (and an annual ground rent of £50 per property) the monthly home ownership costs fell well below the prevailing rental market.
A cross section of purchasers were secured within a short time period ranging from 18 years old to retirement age and creating a very mixed community of single and couples.
